Concierge Home Watch Services

What is Home Watch?

Home Watch is an in person visual inspection of your home. We look for obvious and potential issues during our visit, and  we share our home watch inspection report with you after every visit. You have your own on-line portal log in so you have a handy record of all your inspections. Property inspections are scheduled and completed  twice a month, or as required and at your preference.

Schwartzel Homes – Home Watch Concierge offers Home Management services through its scheduled Home Watch property visits and custom concierge services.

We offer non-rental Home Management Services for clients who own a second home here in Tucson. Who are seasonal residents, or who live here year round and are simply taking a vacation. Our services deliver the care you would expect. So you have complete peace of mind when not in residence.

Whilst we are a real estate brokerage company we do not find tenants or manage rentals properties.  Our brokerage division specializes exclusively in assisting clients with residential homes sales and purchases.

Home Watch Concierge serves to provide homeowners ultimate peace of mind when they are seasonally away or vacationing from their Tucson property. Chances are your home in Tucson is your getaway, a place where you push pause. We serve so when you are gone  you can focus on more meaningful times and not the concerns of home management. Plus, it is a requirement in the State of Arizona that a homeowner has a local agent when their primary residence is out of State.

Home Watch Services include both an Exterior and Interior Inspection.

Exterior and Yard

  • Pick up papers from the driveway.
  • Pick up mail or packages and put them inside.
  • Walk around the home; check doors, screens, and windows to make sure they are secure.
  • Visual check from the ground of the roof, chimney, and gutters for any obvious problems.
  • Check pool or spa water levels, listen for pump activity.
  • Look for insect or rodent issues.
  • Check that the garage is operational,  closed and secure.
  • Garbage cans brought in from the roadside.
  • Check porch screens, patio, and furniture.
  • Check that faucets and hoses are turned off.
  • Check for evidence of unauthorized entry, vandalism, and weather-related problems (fallen branches, displaced garden  furniture, etc.).

Home Interior

  • Walk through all the rooms.
  • Check the alarm system.
  • Check for mold or unusual odors.
  • Check that the lights are working.
  • All doors and windows are secured.
  • Inspect faucets, showers, garbage disposals, and flush toilets, checking for any leaks.
  • Inspect ceilings and walls to ensure there are no active leaks.
  • Check for evidence of rodents or insects.
  • Check A/C and/or heater to ensure they are set to 60 degrees in winter and 72 degrees in summer or other as specified by Client.
  • Check the breaker box for any tripped breakers. Power outage, reset clocks
  • Listen for a smoke detector low battery signal.
  • Check furniture for damage.
  • Check that the refrigerator/freezer is on.

Clients can round out Home Watch visits with add-on Concierge services that allow Schwartzel Homes  to provide customized care. We can help ease the burden of preparation, errands and the upkeep while you are away. We can plan and anticipate our homeowners needs plus we are available for requests with a 48 hour lead time.  Leave the coordination of service providers to us.
